Questions to ask the builder
Payment before a registered agreement
The Brochure says 20%, but the RERA Act 2016 caps it at 10%.
Ask for: a registered agreement for sale before you pay more than the legal booking amount, and a receipt for anything already paid
Possession / completion date
The Brochure says March 2027; the RERA registration says 31 December 2028, 21 months later.
Ask for: the registered completion date written into your agreement for sale
Environmental clearance
The Brochure says "Granted"; the RERA registration says "Applied, awaited".
Ask for: copies of all approvals, with the environmental clearance status in writing
Floors per building
The Brochure says 18 floors above ground; the RERA registration says 12 floors above ground.
Ask for: the sanctioned building plan showing the floor you are being sold, and the amended sanction if the builder claims more floors
Total cost of a 2 BHK
The Brochure says ₹72,00,000; the Draft agreement says ₹81,55,000. That's 12% less than the Draft agreement.
Ask for: a written cost sheet with every charge, plus stamp duty and registration, before you book
Defect liability period
The Draft agreement says 1 year, but the RERA Act 2016 requires at least 5 years.
Ask for: the defect liability clause corrected to five years from possession, as the Act requires
Amenities and common areas
Advertised in the Brochure but not in the RERA registration: Swimming pool, Amphitheatre, EV charging.
Ask for: the list of common areas in the registration, and every advertised amenity written into the agreement
Size of a 2 BHK
The Brochure says 1,050 sq ft; the RERA registration says 690 sq ft. That's 52% more than the RERA registration.
Ask for: the carpet area in sq m and sq ft written into the agreement, and the price per sq ft of carpet area
Price of covered parking
The Brochure says ₹0 (free); the Draft agreement says ₹4,50,000.
Ask for: the parking allotment and its price written into the agreement
Buildings in this phase
The Brochure says 4 buildings; the RERA registration says 3 buildings.
Ask for: the registration certificate for every building in the project, including any tower sold as a later phase
Before you pay anything
- Get every answer in writing, not on a phone call.
- Check the project yourself on your state's official RERA portal.
- Have a property lawyer read the agreement for sale before you sign or pay a large amount.
